Well Town NOUS Land Beijing: New Shopping Mall

February 25, 2026

The Well Town NOUS Land Beijing project has transformed a traditional depot into a modern urban landmark near Universal Beijing Resort. Indeed, this mixed-use destination injects vibrant energy into Beijing’s Tongzhou district while emerging as a unique shopping and cultural hub.

Specifically, the Well Town NOUS Land Beijing development features a 167,000 square meter shopping mall and a 35,000 square meter five-star hotel. Moreover, the design draws inspiration from the Hanging Gardens of Babylon, breaking away from traditional layouts to create something truly exceptional.

The commercial circulation links seamlessly with the urban metro via the adjacent depot. Consequently, the development achieves a harmonious and smooth connection between the built environment and the city. Green stepping terraces soften the building edges, effectively blurring the indoor-outdoor boundary.

Multi-layered outdoor event spaces, stepping green terraces, and roof gardens connect the entire development seamlessly. Furthermore, Well Town forms a distinctive anchor point and acts as the urban interface for this ambitious project. The terraces step back to connect the podium and outer wing area, emphasizing the coexistence of visitors and nature.

The fluid and soft-edged façade together with the overhanging circular disk on the roof resembles a levitating spaceship. Additionally, the main entrance incorporates digital screens to create a diversified arrival experience for all visitors. This futuristic aesthetic perfectly complements the Well Town NOUS Land Beijing vision.

Christine Lam, Aedas Global Design Principal, explains that the theme of Nature and Future runs through the whole design. Indeed, all atriums adopt unique forms to create an exciting retail environment throughout the complex. One atrium mimics the form of a calla lily as a lighting dome canopy with glass panels and LED screens spanning from the roof.

Sufficient sunlight is introduced to the interiors during daytime, while spectacular lighting effects are created when night falls, resembling an aurora. Moreover, the rooftop atrium integrates digital waterscape and waterfall elements to create a natural, lively, and diverse interactive space. The waterfall flows vertically from the top, highlighting the positioning and scale of the central atrium.

The remaining atrium blurs the exterior-interior boundary, creating a theatrical roof garden with multi-layered retail floors underneath. Consequently, this design strengthens the flow and injects vibrancy throughout the development. The Well Town NOUS Land Beijing project truly redefines modern retail architecture.

The hotel component redefines modern luxury and design for next-generation travelers. Located to the west of the depot, the hotel has a direct view towards Universal Beijing Resort. Therefore, the approach experience is carefully considered with check-in services located at the top floor, ensuring all guests have access to magnificent views.

The hotel is composed of three stacking volumes with distinct functions. The solid base houses the exhibition space and café, while the middle layer contains the guest rooms. A cantilevered crystal box sits at the top, incorporating a sky lobby and recreational amenities including a swimming pool, food and beverage outlets, and a gym.

This design offers unobstructed landscape views and stunning sunset scenery for hotel guests. Furthermore, the stepping geometry creates special guest rooms with outdoor terraces overlooking the village depot. An outdoor garden platform located on the third floor and rooftop garden provide public open leisure space for everyone.

An integrated fluid skylight on the garden platform introduces sunlight to the café and exhibition space underneath. The outdoor platform seamlessly connects to the adjacent village on top of the depot. Additionally, an arched glass bridge that echoes the hotel façade elements connects the hotel with the mall, forming a continuous loop.

David Clayton, also a Global Design Principal at Aedas, notes that the vibrant retail streets and TOD amenities will create a dynamic hub. Indeed, this hub serves both the community and tourists, supported by well-connected metro lines throughout the area. The Well Town NOUS Land Beijing project exemplifies transit-oriented development excellence.

The project was completed in 2025 with a total gross floor area of 302,000 square meters. Beijing Huanhui Real Estate Co., Ltd. served as the client for this ambitious development. Christine Lam and David Clayton led the design as Global Design Principals for Aedas.

This mixed-use destination represents a significant addition to Beijing’s architectural landscape in 2026. The Well Town NOUS Land Beijing development successfully transforms infrastructure into a vibrant community space. Moreover, it demonstrates how thoughtful design can integrate transportation, retail, hospitality, and nature seamlessly.

The project’s proximity to Universal Beijing Resort positions it strategically for both tourists and locals. Consequently, visitors can enjoy world-class shopping, dining, and entertainment just steps from one of China’s premier theme parks. The Well Town NOUS Land Beijing mall truly offers an ultimate leisure adventure in Tongzhou.

Sustainability and green design principles are evident throughout the development. The extensive use of terraces, gardens, and natural lighting reduces energy consumption while enhancing visitor experience. Therefore, this project sets a new standard for environmentally conscious commercial architecture in China.

The integration of digital technology with natural elements creates a unique atmosphere. Digital screens, LED installations, and interactive waterscapes complement the abundant greenery and natural light. Thus, the Well Town NOUS Land Beijing project achieves a perfect balance between innovation and nature.

This development showcases Aedas’s expertise in creating transformative urban spaces. The firm’s ability to repurpose existing infrastructure while adding significant value demonstrates forward-thinking design. Indeed, the Well Town NOUS Land Beijing project will inspire similar developments across China and beyond for years to come.
