SAHA Group Opens THB1bn KINGSQUARE Community Mall


SAHA Group has opened the KINGSQUARE Community Mall, a THB1bn retail development on Rama III Road, marking another shift in Bangkok’s retail landscape. The five-storey mall spans 23,000 square metres and includes 216 parking spaces. It forms part of the wider KINGSQUARE mixed-use project, which also features King’s College International School Bangkok, KingsQuare Residence, and Dusit Suites KingsQuare.

Unlike Bangkok’s traditional luxury-focused shopping centres, KINGSQUARE reflects the city’s rising trend of community malls. These malls emphasize experiential retail, localised services, and lifestyle hubs rather than large air-conditioned complexes. According to Thaninthorn Chokwatana, managing director of King Square Company Limited, the project aims to improve life for Rama III residents by offering a one-stop lifestyle destination.

The mall serves a growing population in Rama III, covering the districts of Sathorn, Bang Kho Laem, and Yan Nawa. Together, these areas hold more than 250,000 residents. Jakkrit Santirattankul, director of King Square Development, noted that Rama III has been transforming. Middle-income neighborhoods are evolving into upper-middle-class and premium residential zones, supported by new homes and offices.

Anchor tenants reflect this premium shift. Villa Market takes up over 1,200 square metres. Standard Products introduces its first Thai branch with Japanese lifestyle goods. Samsung debuts its largest Business Experience Studio in Southeast Asia. On the dining side, brands like Hong Bao, Kaneko Hannosuke, and Daishogun Burger—the Japanese chain’s first Thai outlet—expand the food scene.

To build what it calls a “Community of Kindness,” SAHA Group partnered with leading corporations. These include Tokyu Corporation, A49, PIA, Thai Obayashi, Stonehenge, Samsung, Secom, SCG Building & Living Care Consulting, and Knight Frank. Moreover, SAHA has strengthened its property management operations through Saha Tokyu Property Management, a joint venture with Tokyu Corporation. The partnership will oversee KINGSQUARE and future projects.

By combining local insight with international expertise, the KINGSQUARE Community Mall positions itself as more than just a shopping centre. It is a lifestyle hub designed to align with Bangkok’s changing demographics and consumer expectations.
